Association must hold at least one meeting annually. Special meetings may be called by the president or by 20% of the executive board or unit owners (or lower percentage if specified in bylaws). Notice requirements: not less than 10 nor more than 60 days in advance, delivered by hand or prepaid US mail to the mailing address of each unit (or other address designated by owner). Notice must include time, place, and agenda items, including the general nature of any proposed declaration or bylaw amendments, budget changes, or proposals to remove a director or officer.
