Uniform Condominium Act — Resales of Units

Requires unit owners to furnish purchasers a resale certificate before contract execution containing: declaration (excluding plats/plans), bylaws, rules/regulations, and 11 specific disclosure items including monthly assessments, unpaid amounts, capital expenditures (current and next two fiscal years), reserve amounts, financial statements, operating budget, unsatisfied judgments, pending litigation, insurance coverage, known violations, and leasehold terms. Association must furnish within ten days of request. Contract is voidable until certificate is provided and for five days thereafter (or until conveyance, whichever is first). No statutory fee cap for certificate preparation. Purchaser is not liable for unpaid assessments exceeding certificate amounts.
