Political Signs, Solar Panels, Sale Signs, and Chickens — HOA Restriction Limits

Prohibits HOAs and deed restrictions from banning: (1) political signs (HOA may regulate time, size, place, number, manner; must give 3 days written notice before removal), (2) rooftop solar panels on individually-owned structures (HOA may adopt reasonable placement rules that do not prevent installation, impair function, restrict use, or adversely affect cost/efficiency — confirmed by MO Supreme Court in Eikmeier v. Granite Springs HOA (2026), which held the statute applies retroactively to pre-existing covenants), (3) real estate sale signs (same restrictions as political signs), (4) ownership of up to six chickens on lots of 0.2+ acres (one coop allowed; HOA may restrict roosters). Defines "homeowners' association" as a nonprofit corporation or unincorporated association created under a declaration to assess members for common expenses.
