CommunityPay
Enterprise ledger for accounting & compliance vs. enterprise-scale operations platform

COMMUNITYPAY vs CINC Systems

CINC Systems serves 1,000+ management companies and 6M+ doors at real enterprise scale, with integrated payments and AI-assisted invoice coding. CommunityPay is enterprise ledger infrastructure built for accounting and compliance specifically — CIRA-standard reporting, ledger-native resale certificates and condo questionnaires, a living legal corpus (patent-pending), and database-layer enforcement on every transaction. The stronger fit: accounting and bookkeeping firms, lenders and banks, and financially oriented property managers for CommunityPay; large-portfolio operational scale for CINC.

Snapshot as of October 4, 2026 — verified against production and CINC's public site and documentation

CommunityPay figures are verified against production configuration. CINC figures are sourced from CINC's own public site, help documentation, and Vantaca's own published comparison of the two platforms' fund accounting (cited and attributed as such). CINC does not publish pricing; this page notes that plainly rather than guessing at a number. This page reflects a point-in-time comparison; CINC's product changes over time, and this snapshot is dated on purpose.

Fund Accounting: A Gap Even a Rival Platform Points Out

This one isn't our claim about CINC — it's Vantaca's, another competitor, made in its own published marketing. We're citing it because it's specific, checkable, and it happens to describe the same architectural principle CommunityPay's own ledger is built on.

Vantaca (on CINC)

"Requires separate GL per fund," per Vantaca's own comparison

Vantaca's blog states: "Fund accounting is more flexible in Vantaca than in most platforms. Any general ledger account can apply to any fund without creating duplicate GL entries… CINC, based on published documentation, requires separate GL configurations for each fund." We have not independently verified this against CINC's own documentation — it is Vantaca's competitive claim, attributed as such.

Fund assigned at the journal entry, not the account

A GL account isn't locked to one fund. The fund is assigned per journal entry, so Operating, Reserve, Capital, and Special can all use the same chart of accounts — no duplicate setup per fund, per association — enforced at the database layer.

CINC Systems

Resale certificates via Community Archives, not native

CINC's own "Resale Hub" page states it "partnered with Community Archives to provide the most efficient, up-to-date resale process in the market." CINC also integrates with AssociationREADY's ReadyRESALE, HomeWise, and CondoCerts — third-party handoffs, not a native generator.

CommunityPay

Resale certificates generated from the ledger itself

Statute-mapped, generated directly from the association's own accounting records — no handoff to a separate vendor. Backed by a living legal authority system with executable statutory thresholds, patent-pending.

Three platforms — PayHOA, Vantaca, and CINC — all hand resale certificates to a third party (HomeWiseDocs, HomeWiseDocs, and Community Archives, respectively). None of them generate the certificate from the ledger itself. That's the architecture CommunityPay is built on.
02

Pricing & Where CINC Leads

CINC does not publish pricing — its own site describes a consultative sales process, not an instant quote. We're not going to guess at a number. We'll also say plainly where CINC is ahead: it operates at real enterprise scale, with $25B+ in community payments processed in 2025 by its own published figure, and 38 direct bank integrations.

Dimension CommunityPay CINC Systems
Pricing model Published flat rate — see pricing Not published; enterprise quote-only
Platform fee over time Flat — does not increase after signing Not published
Outgoing vendor ACH payment $0, included — every plan Electronic vendor payment included; per-transaction fee not published
Scale served Any portfolio size, one interface 1,000+ management companies, 6M+ doors, per CINC's own published figures
Honestly stated: CINC operates at a scale CommunityPay isn't claiming to match today — real enterprise volume across thousands of management-company relationships. Where CommunityPay is ahead is depth on the accounting and compliance side specifically: enforcement architecture (patent-pending), a living legal corpus (patent-pending), CIRA-standard reporting, and a ledger built for what an audit actually requires.
03

Enforcement & System of Record

This is where "enterprise" stops being a marketing word and starts meaning something specific: every posting evaluated against a fixed rule set before it lands, logged whether it passes or not. CINC does not publish claims in this category — it's built as general-purpose property management accounting, not an enforcement layer over the ledger.

Feature CommunityPay CINC
Pre-posting transaction evaluation (patent-pending architecture) 18 enforcement guards, every transaction No
Immutable decision log SHA-256 hashed, append-only No
Fund segregation enforcement Automated, blocks cross-fund violations Discussed as best practice; no enforced feature published
Automatic bank reconciliation Three-way, bank = GL = client Transaction matching + read-only bank connections
Token-gated CPA audit portal SHA-256 hashed tokens, no login required No
Enterprise debt subledger Event-sourced, covenant evaluation No
Reserve funding status report (RSI) Institutional packet, SHA-256 hashed No
Multi-state resale compliance profiles 10 states, 14 profiles No published feature
Vendor ACH payments Included, no additional fee Included; per-transaction fee not published
Approval workflow with audit history 18 database-layer guards, immutable decision log Published on payables specifically; not described as a database-enforced architecture
CINC is a large, well-established platform serving 1,000+ management companies at real scale, and may publish more of this list later. This page is dated on purpose — check the snapshot date above, and revisit CINC's own site before relying on this for a decision.

Reporting, Legal Corpus & Institutional Tools

Beyond enforcement, this is the depth a real audit or lending relationship actually requires — CIRA-standard financial statements, a living record of the statutes a certificate cites, and workflow-driven accountability for resident handling instead of a support chatbot.

Feature CommunityPay CINC
CIRA-standard financial reporting 30+ statements — balance sheet, changes in fund balances, budget-and-actual, RSI, cash flows by fund General-purpose GAAP reporting (balance sheet, bank rec, cash flow) — no CIRA-specific statement set published
Token-gated CPA audit portal No login required, scope-controlled per engagement, every access logged No
Living legal corpus (patent-pending architecture) Statute, case law, session law & regulation tracking with sourced quotes No
Condo questionnaire API (Fannie 1076 / Freddie 476) Auto-filled from live ledger data No
Resident handling Workflow-driven assignment and task routing with accountability tracked to completion — not a Q&A chatbot AI-assisted invoice coding/routing ("Skills") for Board Packet, Invoice, Budget, ACC, Communication, per CINC's own site
Resident statement access Available to all residents Not published as a distinct capability
CARIScore — community association risk index 5-component, 0–100 score for lenders, insurers & buyers No
Budget builder Native to the ledger — ties budget lines directly to GL accounts Included
Full ledger read/write access for board & manager Every entry itemized, no curated-report ceiling Not published as a distinct capability
AI-driven AP automation AI OCR, deterministic vendor matching, and a per-HOA inbox that reads incoming invoices, enters bills, and routes them to approval No published feature
Deterministic account-role matching (FLASH) Scored, rule-based lookup by account role — not an LLM guess, so it can't hallucinate an account No published feature
05

Governance, Trust & Vendor Risk

The controls a board actually needs when real money and real vendors are involved — separation of duties on approvals, trust funds that reconcile against the bank and the client independently, and vendors verified before they get paid, not after something goes wrong.

Feature CommunityPay CINC
Trust accounting, three-way reconciliation Bank = GL = client, automated daily No published feature
Board approval workflow & separation of duties Dollar-threshold approval tiers, treasurer/payer separation, self-approval controls "Approval workflows with source documents and audit history" on payables, per CINC's own site
Vendor license, bond & insurance monitoring Automated daily checks before a vendor gets paid No
Fraud detection on payments Velocity limits, pattern analysis No published feature
Violation tracking Included Included — violations/compliance history tracking
Two-factor authentication Available on every account Not independently verified from CINC's public documentation
CommunityPay's interface is one coherent design system, built with professional managers and large portfolios in mind — the same interface scales from a single self-managed association to hundreds of accounts under one manager, without a different tool or a different workflow at each size.
