Summary

Senate Bill 711 (89th Legislature, Regular Session, 2025) amended Texas Property Code provisions governing property owners' associations and condominium unit owners' associations. Among other changes, it added Section 82.157(f): "An association may charge a reasonable and necessary fee, not to exceed $375, to furnish a resale certificate under Subsection (a)." This established, for the first time, a statutory cap on the condominium resale-certificate preparation fee (previously uncapped). The Act takes effect September 1, 2025.
