AB 396 — Revises provisions relating to housing (omnibus)

Assembly Bill 396 (2025) is an omnibus housing act. Among other provisions, Section 9 amended NRS 116.4109 to require that a resale package furnished to the purchaser of a unit in a common-interest community also contain proof of the insurance policies the association is required to carry pursuant to NRS 116.3113. Section 10 increased the maximum administrative fine the Commission for Common-Interest Communities and Condominium Hotels may impose for certain violations from $1,000 to $5,000. Sections 1 to 12, inclusive, become effective on July 1, 2026, for all substantive purposes (Sec. 14).
