Ref Requirement
(f)(3)(A) An owner with a disability may install ramps, grab bars, widened doorways, or visual fire alarms at their own expense, and the HOA cannot deny the request if it is reasonable. The HOA may require the owner to restore the premises on move-out.
(f)(3)(B) An HOA must make reasonable exceptions to its rules — like waiving a no-pet policy for a service or emotional support animal, or providing a designated accessible parking space — when needed by a resident with a disability.
(f)(3)(C) Newer condos and HOA communities must meet baseline accessibility design standards in common areas and units — this is not optional even if no resident with a disability is currently in the building.
